Overview

Broadbeach Waters is a mostly residential suburb of the Gold Coast, edged to the north by the Nerang River and characterised by homes that sit beside an extensive network of man‑made canals. Established as the Gold Coast’s first canal estates in the 1950s (Miami Keys and Rio Vista), the area now comprises several neighbourhoods such as Cypress Gardens, Florida Gardens and Moana, offering a mix of waterfront and inland properties. At the 2021 census the suburb recorded 8,164 residents, many of whom enjoy easy access to the river, a multitude of parks and open spaces, and the coastal lifestyle of the region.

The commercial heart of Broadbeach Waters is Pacific Fair, the Gold Coast’s largest shopping centre, which hosts over 400 specialty stores, major anchors, supermarkets, food courts and a multi‑cinema complex. Transport is well served by the nearby Pacific Fair bus station and Broadbeach North light rail station (both about 1.5 km away), while primary schools in Broadbeach and Surfers Paradise and Merrimac State High School lie within a short drive. The suburb’s network of parks, including Albert Recreational Park, Goolagong Park and Villa Court Lake, provides abundant green space for recreation and community gatherings.
