Caroona Avenue runs through the mature residential heart of Modbury Heights, a foothill suburb about 16 km north‑east of Adelaide’s CBD, where houses largely date from the 1970s residential expansion and sit back from a quiet, tree‑lined street.

The avenue links quickly to McIntyre and Ladywood Roads, providing direct access to North East Road and the O‑Bagan busway; high‑frequency M44, 545, 203 and 209 services travel along nearby Ladywood Road. Within a short walk are the modest Ladywood Road shopping strip, The Heights School, The Heights Observatory and local parks such as Augustus Screen and Richardson Oval.
