Overview

Canning Vale lies 22 km south of Perth’s CBD, straddling the City of Canning (west of Nicholson Road) and the City of Gosnells (east). The 2021 Census recorded 35 504 residents, with almost a third identifying Chinese or Indian ancestry, reflecting the suburb’s multicultural character. Originally market‑gardens and dairy farms, the area has evolved into a largely low‑density neighbourhood of separate houses, punctuated by several residential estates such as Ranford, Livingston and Waratah and bordered by a mix of parks, including Templetonia Park and Spyglass Park, that provide an outdoor lifestyle.

The suburb hosts five retail precincts, anchored by Livingston Marketplace and The Vale, and a full suite of community facilities: five primary schools, Canning Vale College, a Sikh temple, a Hindu temple, a community centre and Gosnells Golf Club. Major road links via Roe Highway, Nicholson Road and Ranford Road give quick access to the Kwinana Freeway, Perth Airport and the Perth‑Arm‑Adelaide corridor, while extensive bus routes connect to Murdoch University, Cannington and the CBD. Two new train stations, Nicholson Road and Ranford Road, opened in 2025 as part of the Thornlie‑Cockburn line, completing a well‑integrated public‑transport network.
