Overview
Canning Vale sits 22 km south of Perth’s CBD, straddling the City of Canning and the City of Gosnells. The 2021 census recorded 35,504 residents, with a strong Chinese‑Indian community (28.6 %). Housing is dominated by separate houses, reflecting its evolution from market gardens to a residential hub with five primary schools, Canning Vale College, a private Catholic school, a Sikh temple, a Hindu temple, a community centre and Gosnells Golf Club. Shopping is served by the large Livingston Marketplace and The Vale precinct, while numerous parks, including Templetonia, Karri and Ranford Road Parklands, offer green recreation.
The suburb’s northern fringe is an industrial zone housing major warehousing and distribution centres such as Market City and the Metcash hub. Road links include Roe Highway, Nicholson Road and Ranford Road, giving quick access to the Kwinana Freeway, Albany Highway and Perth Airport. Public transport is robust, with multiple Transperth bus routes connecting to Murdoch University, Cannington and the new Ranford Road and Nicholson Road train stations opened in 2025 as part of the Thornlie‑Cockburn link.
