Overview

Queensland’s 2021 census recorded a population of 5,265,043, with roughly half residing in Brisbane and more than 70 % concentrated in South East Queensland, making it the state’s most densely built‑up region and the primary driver of housing demand. High levels of interstate net migration and the state’s reputation as a popular destination for both domestic and overseas newcomers have sustained rapid growth since the 1980s, creating a competitive rental market and putting pressure on affordability, especially in the coastal urban centres of Brisbane, the Gold Coast and the Sunshine Coast.

The state’s third‑largest economy, anchored by mining, agriculture, transportation, international education, insurance and banking, generates strong employment opportunities that underpin a diverse housing mix, from high‑rise apartments in the metropolitan corridor to detached homes and farms across the Darling Downs, Central Queensland and the expansive inland regions. This economic breadth supports a range of rental options but also fuels demand that can elevate rents and challenge first‑home buyers, particularly in the high‑growth South East corridor.
