Overview

Western Australia’s population is heavily concentrated in the south‑west corner, with around 80 percent living in the capital city of Perth and over 90 percent of residents in that region. As of June 2024 the state houses 2.965 million people, accounting for 10.9 percent of the national total, which creates a strong demand for a varied housing mix and a competitive rental market in and around Perth, while the vast remainder of the state remains sparsely populated.

The state’s economy is driven primarily by a world‑leading mining sector, especially iron‑ore, offshore petroleum and natural gas, supported by significant gold production, as well as by primary industries such as agriculture, pastoralism, forestry and fishing. This economic base underpins employment opportunities that influence housing affordability and rental dynamics, particularly in the densely populated south‑west where most of the workforce resides.
