South Australia is home to about 1.9 million people (June 2025), with more than two‑thirds residing in the capital’s metropolitan area – roughly 1.33 million in Greater Adelaide – while other towns such as Mount Gambier, Victor Harbor‑Goolwa and Whyalla remain relatively small. This high degree of centralisation creates a housing stock that is largely a mix of detached homes, town‑houses and apartments concentrated around Adelaide, with limited new development in the state’s minor regional centres.

The state’s economy leans heavily on agriculture, manufacturing and mining, and the largest employment sector is health‑care and social assistance, followed by retail, education and manufacturing. These diverse job markets support a steady rental demand, but the concentration of jobs and population in Adelaide also means that rental prices and housing affordability are largely driven by metropolitan dynamics rather than the more affordable regional markets.
